How to Build a Legal Basement Apartment in Brampton

1. Confirm the Intended Use

Decide whether the basement remains part of the main household or becomes a self-contained unit with its own cooking, bathroom and sleeping facilities. This choice changes the permit and registration path.

2. Review the Property

  • Property type and available survey
  • Existing basement height and structure
  • Possible entrance and window locations
  • Current plumbing, HVAC and electrical systems
  • Conservation authority or other external approval concerns

3. Prepare Coordinated Drawings

The design should connect room layout, unit boundaries, exits, fire protection, plumbing, HVAC, electrical work and exterior alterations. A floor plan without construction details is not a complete project.

4. Apply Before Building

Submit the current City application package and resolve review comments before regulated work begins. Keep the issued plans available during construction.

5. Build and Inspect in Stages

  • Mechanical and electrical rough-ins
  • Fire separation and penetrations
  • Insulation and air-barrier work
  • Final completion and required documentation

6. Complete Registration and Licensing

The additional unit must complete the City registration path. If it will be rented, the separate annual Residential Rental Licence must also be addressed before operating.
