Basement Inspection Stages: What Homeowners Should Prepare For

How to coordinate underground, framing, rough-in, insulation, fire-separation and final basement inspections without covering work early.

Required inspection stages depend on the issued permit, but the core principle is consistent: construction that must be reviewed needs to remain visible and safely accessible.

Before Construction

Review permit conditions, approved drawings and the required inspection list. Clarify who books each visit and who receives the results.

Underground Work

Below-slab drainage or other concealed work may need review before backfill and concrete restoration.

Framing and Rough-Ins

Structural framing, plumbing, HVAC and other rough work should match the approved layout. Electrical work follows the separate ESA inspection process.

Fire and Insulation Details

Assemblies, penetrations, air barriers and insulation must remain visible at the applicable stage. Do not assume drywall can begin because one earlier inspection passed.

Final Inspection

  • Complete rooms and required fixtures
  • Operational doors, alarms and ventilation
  • Safe stairs, guards and exits
  • Accessible mechanical and electrical equipment
  • Resolved previous deficiencies
