Basement Egress Windows: What to Confirm Before Installation

A property-first checklist for clear openings, foundation cuts, window wells, drainage and basement exit planning.

Planning note: This guide provides general information, not a property approval or substitute for advice from the City or the appropriate qualified professional.

An egress window should be selected by its required function and actual clear opening, not only the rough opening or product label.

Confirm Why the Window Is Needed

The room use, bedroom arrangement and complete exit strategy determine the relevant requirements. Avoid applying one online dimension to every situation.

Measure the Operable Opening

Casement, slider and other window types can produce different clear openings from similar frame sizes. Confirm the opening with the sash in its actual operating position.

Review the Foundation

  • Existing opening dimensions
  • Foundation wall type
  • Need for a lintel or structural support
  • Interior ceiling and framing
  • Exterior grade and nearby utilities

Design the Window Well

The well needs usable clearance, drainage and year-round access. Covers or security devices must not prevent required operation.

Protect Against Water

Cutting the foundation changes a vulnerable area. Window installation, flashing, well connection, drainage and exterior grading need a coordinated detail.

Keep Access Clear

Furniture, cabinetry, storage, snow and landscaping should not block an opening intended for emergency use.
